Viewings & Checks
Inspect potential homes thoroughly, focusing on maintenance, moisture, and utility status.
Beyond the purely aesthetic, you must conduct a technical inspection of the property, especially for holiday rentals where standards can vary significantly.
Quality checks for holiday rental standards
For short-term rentals, it is crucial to check the "potencia eléctrica" (electrical capacity). Many holiday apartments have limited power, meaning the breaker might trip if you run the AC, oven, and washing machine simultaneously. Other critical points include WiFi speed and whether air conditioning is available in all rooms.
Inspecting maintenance and humidity protection
Look for signs of damp ("humedad") behind wardrobes and in corners, especially in ground-floor apartments or older buildings near the sea. In Marbella, winter humidity is a bigger issue than many realize. Also, ask to see the Energy Performance Certificate (CEE), which is required by law for all types of rentals.
What usually happens
- Inspect window seals (crucial for winter humidity)
- Check orientation (West-facing gets very hot; North-facing can be damp in winter)
- Confirm if the price includes community fees and IBI (they usually do for tenants)

Risks
