An area that is silent in January can be a construction site or a party hotspot in August. If you prioritize peace, avoid the 'Old Town' or the center of Puerto Banús. For family life, Nueva Andalucia and San Pedro are the gold standard due to their proximity to international schools.

Commute & Connectivity

Marbella's A-7 highway becomes a bottleneck in the summer. Renting within walking distance of your school or office can save you 10 hours of traffic per week. Also, verify fiber optic availability; while coverage is excellent in urban zones, some villas in the hills still struggle with speeds. Explore the different Marbella areas before committing.

    Nueva Andalucia and Elviria have great fiber optics. The Golden Mile is fantastic but expensive. Avoid the Old Town if you need absolute peace and quiet during peak season — it's charming but noisy.
