Securing Your Deposit During the Check-in Process

Conduct a proper inventory check ("Check-in Inventory"). Take a video of everything—open drawers, film the inside of the oven, and time-stamp it. For holiday rentals, this is especially important as wear and tear is higher, and small damages can be quickly deducted from your security deposit.

Managing Utility Bills & Local Registration

For long-term rentals, you should perform a "cambio de titularidad" (change of ownership) for electricity and water. Do not just pay the landlord directly; you want the bills in your own name to prove your residency, for example, for the "Padrón" (local registration). For short-term rentals, these costs are typically included in the rent, but always double-check for any consumption caps as AC usage can be expensive.
